Lennar’s Whispering Meadows community page lists active sales of new single-family homes with three or four bedrooms. The question is which layout, homesite and purchase price fit the way you actually live.

Here’s a starting point for that conversation, using builder information reviewed November 2, 2026.

How much do homes at Whispering Meadows cost?

During the live builder-page review, the Townsend at 2878 McMurtrie Way was advertised for $434,635. That specific home lists four bedrooms, two full baths, one half bath, a two-car garage and 2,386 square feet.

The community’s lowest advertised floor-plan starting price was $438,990 for the Siena II. A plan starting price and the price of a particular available home are different figures. Confirm the current price, included features and any homesite or option charges for the address you’re considering.

If you’ve seen an earlier price online or in a video, ask for a fresh availability sheet. Prices and inventory can change, and a dated example is a place to begin your comparison.

Which floor plans and layouts are available?

The Siena II plan has a single-level layout with three bedrooms and two bathrooms. The Meadowlark plan has two stories, a flex space on the first floor, and a loft and three bedrooms upstairs.

That gives you useful differences to think through. Do you want your bedroom and main living spaces on one level? Would a separate flex room help with work or hobbies? Where would guests stay, and how would you use a loft?

Compare the actual floor plan and included options for the specific home. Ask to see its position on the current site plan, including nearby homes, streets, drainage areas and future construction. A floor-plan drawing alone won’t tell you what surrounds the lot.

What comes with the neighborhood?

Lennar advertises a clubhouse, pool, tot lot, park and baseball diamond, plus a walking trail around a detention pond at Whispering Meadows. If those features are part of the appeal, ask about current access, seasonal hours, association responsibilities and what is open today.

The pond is described as a detention pond. Treat the trail as a walking amenity rather than assuming the water is intended for swimming or boating.

Lennar also points to shopping and dining in downtown Yorkville and along the US-34 corridor. Try the drive to the places you use most. A neighborhood can look good on paper, but your everyday trips help you decide whether the location works for you.

Which homes could work with your move date?

The live community page displayed seven available homes during this review. That is a count of public listings, not a verified total of all remaining homes or lots. It does not establish that the neighborhood is nearly sold out or tell us how much construction remains.

The Townsend example was labeled move-in ready. Before planning around it, confirm the home’s actual completion, any occupancy requirements, closing schedule and possession date. No guaranteed move-in date has been established for this article.

For a tour, confirm which models and specific homes you can see and where to meet. The builder’s community page lists a Yorkville visit location, while some home and plan descriptions still mention sales from Oswego. Get the current meeting address before heading out.

What costs and incentives should buyers confirm?

Along with the price, ask for the included features, any additional charges, estimated closing costs, association fees and responsibilities, and a current property-tax estimate for the particular home. Those details help you compare your options on the same basis.
