South Elgin and Elgin Housing Market Update: Summer 2026
Latest verified data period: June 2026. This update was revised in August 2026 using Realtor.com Economic Research citywide data. July closed-sale statistics were not yet available in the same comparable dataset, so this article does not present partial July activity as a finished month.
What Is the South Elgin Housing Market Doing?
For June 2026, Realtor.com reported a $365,000 median sold price in South Elgin, up 2.07% year over year. The median listing price was $389,000, there were 105 active listings, and the median time on market was 25 days.
Homes sold at a reported 102% sale-to-list ratio on average, and Realtor.com classified South Elgin as a seller's market for the month. That does not mean every home received multiple offers or sold above asking. Property type, condition, location, price range and original pricing strategy can produce very different results.
What Is the Elgin Housing Market Doing?
For June 2026, Realtor.com reported a $362,500 median sold price in Elgin, up 0.35% year over year. The median listing price was $417,450, there were 328 active listings, and the median time on market was 29 days.
The reported sale-to-list ratio was 100%, and Elgin was also classified as a seller's market. Elgin covers multiple ZIP codes, neighborhoods and property types, so a citywide median should not be used as a value estimate for a specific home.

What Changed Since the Spring 2026 Update?
The old article used March and April figures and described extremely fast seven- to twelve-day sales, sub-one-month inventory and a 20% South Elgin price increase. Those figures are not being carried forward as current.
The June data show a more measured market:
- Year-over-year median sold-price growth was modest in South Elgin and nearly flat in Elgin.
- Median market time was 25 to 29 days, not the earlier seven- to twelve-day claim.
- Sale-to-list ratios still showed strong pricing performance at 102% and 100%.
- Active Elgin listings were lower than a year earlier, while South Elgin active inventory was unchanged.
The practical takeaway is competition without the blanket urgency implied by the spring article. Well-positioned homes can still sell strongly, while buyers may have more time to evaluate listings that are overpriced, need work or miss the market.
What Does the Summer 2026 Market Mean for South Elgin Sellers?
A seller's-market label is not a pricing guarantee. The increase in median days on market means presentation, condition and launch price still matter. Compare against recent sales in the same subdivision, school boundaries, property type, age and condition instead of applying a citywide percentage to your home.
- Price from current comparable sales, not the old spring headline.
- Prepare inspection-sensitive items and documentation before listing.
- Review showing activity and competing listings during the first weeks.
- Plan for appraisal, attorney review, inspection and financing even when an offer is strong.

What Does the Summer 2026 Market Mean for Buyers?
Buyers should be ready to act on well-priced homes, but they do not need to treat every listing the same. Review comparable sales, total monthly cost, property condition and likely appraisal support. A 100% or 102% citywide ratio is an aggregate—not an instruction to waive contingencies or bid above asking.
- Obtain a current lender preapproval and verify taxes and insurance.
- Compare neighborhoods and ZIP codes within Elgin rather than relying on the citywide median.
- Keep inspection and attorney-review decisions tied to the specific property and contract.
- Use days on market, price changes and competing inventory as negotiation context.
Data Sources and Method

These are citywide aggregate indicators compiled from listing and sale data. Median means the middle observation, not the average. Listing price, sold price, active inventory and days-on-market metrics measure different parts of the market and should not be combined into an individual home valuation. Data can be revised and may differ from another provider because of geography, property-type filters and methodology.
