Geneva Crossing Townhomes: Starting Prices, Quick Deliveries and What to Compare

Geneva Crossing townhomes guide cover using Lexington community rendering

A starting price can get your attention. The actual home and its timing deserve a closer look.

Information reviewed November 3, 2026. Marketing materials can change.

If you’re comparing new townhomes in Geneva, a starting price gives you one piece of the picture. The price and schedule for the home you can actually buy give you a more useful comparison.

WHAT WE KNOW

Geneva Crossing is a Lexington Homes townhome community in Geneva, Illinois. Its advertised starting price is different from the price of a particular quick-delivery home. Compare the actual address, included features and estimated delivery schedule before deciding whether a home fits your budget and move.

What is Geneva Crossing?

Lexington describes Geneva Crossing as a 40-townhome community with models now open. The advertised homes offer 2 to 4 bedrooms and approximately 1,780 to 2,278 square feet. Those figures describe the community’s product range, not the specifications of every individual home.

A model visit can help you understand room sizes and how the living spaces connect. Bring the floor plan for the home you are considering, then ask which model features are included, optional or unavailable in that particular home.

Why isn’t the starting price the quick-delivery price?

The community page advertises prices from the mid-$400,000s. The Lotus plan was advertised from $484,990 during this November 3 review. Those are starting-price references, not quotes for every completed or quick-delivery home.

Ask for an itemized price for the address you want, including its plan, homesite, selected finishes, upgrades and any additional charges. Do not assume a price difference represents only upgrades, a discount or a change in value. The public listings do not establish why each home is priced differently.

What individual homes were advertised during this review?

Lexington’s quick-move-in page reviewed November 3, 2026 listed 2701 Stone Circle at $526,695 and 2691 Stone Circle at $530,800, both with December 2026 availability. It listed 2683 Stone Circle at $619,285 with January 2027 availability. Prices and status can change.

These examples help you compare actual homes with a general starting-price message. They do not establish all remaining inventory, the percentage sold or how many homes will be released later. No current sold-percentage claim has been verified for this article.

What does an estimated delivery month mean for your move?

The community listing gave December 2026 for 2701 Stone Circle, while its individual home-detail page said Available Now. Those pages do not establish one confirmed move-in date. An advertised availability month is a planning reference, not a guaranteed closing or possession date. Ask what construction remains, which inspections or occupancy requirements must be met, and when the builder expects to confirm a closing date.

That matters if you have a lease ending or a home to sell. Work through the timing before committing to movers or arranging the handoff of your current home. A home that fits your budget still needs to fit your schedule.

What should you compare at the model and on the site plan?

Start with everyday use. Where would you work, host guests or store the things you use most? Compare the stairs, bedroom arrangement and living areas with your routine rather than relying on a bedroom count alone.

Ask to see the actual homesite on the current site plan, including neighboring homes, access, parking and any future construction nearby. Try the trips you make regularly. This review does not establish walking distances, commute times or school assignments.

Which ongoing costs and offers should you confirm?

Request current association fees, the services they cover, maintenance responsibilities, restrictions and a property-specific tax estimate. Compare closing costs and included features on the same basis across homes.

Ask about current incentives and whether additional offers could apply to your situation. No specific incentive is confirmed here. Get eligibility, deadlines and any lender requirements in writing before counting an offer toward your budget.
