Ashton Ridge in Batavia: New Homes, Current Prices and Move-In Options
Looking for new construction without waiting through a full build? Here’s a starting point for comparing Ashton Ridge’s townhomes and single-family homes.
Information reviewed: October 28, 2026. Prices and availability can change.
Could new construction fit your moving timeline?
You like the idea of a new home. Waiting through an entire build may be a different story, especially if you have a home to sell or a move already taking shape.
Ashton Ridge by Pulte in Batavia is worth a look. Sales are underway, and the builder lists townhomes as available now. That gives buyers a concrete place to start the conversation about timing.
The next step is matching an actual home to your plans. A website availability label is useful, but you’ll still want the builder to confirm the home’s status and possible closing date.
What is Ashton Ridge?
Ashton Ridge includes single-family homes and townhomes near Van Nortwick Avenue in Batavia. Pulte markets the detached homes as Ashton Ridge and the townhomes as Ashton Ridge Towns.
City planning materials describe 162 residences: 73 single-family homes and 89 townhomes. That is the overall plan, not the number of homes currently for sale or still to be built.
For a buyer, the useful questions are more specific: Which homes can I buy today? Which layouts work for me? And when could I actually move?
What are the starting prices?
As of October 28, 2026, Pulte’s advertised townhome plan pricing starts at $399,990. Advertised single-family plan pricing starts at $499,990.
Those are starting plan prices. An individual home can have a different price based on its homesite, features and selections. Compare the price and included features of the actual property you are considering.
Which townhomes are listed as available now?
On October 28, 2026, Pulte’s Ashton Ridge Towns page listed three unique quick move-in addresses with an “Available Now” label:
203 Weirich Way: $490,520.
209 Weirich Way: $455,549.
215 Weirich Way: $429,842.
That is a dated website snapshot, not a promise that each home remains available. Confirm current pricing, status and closing timing before making plans.
These three listings do not establish the total remaining inventory across the community. The reviewed sources also do not establish a current construction completion percentage or final buildout date.
What should you ask about incentives?
Before comparing asking prices alone, ask what current incentives apply to the specific home you want.
Ask for the written details: what the offer covers, who qualifies, any deadlines and whether a particular lender or closing timeline is required. Then compare the full cost and terms alongside the home itself.
It is reasonable to ask whether any other options are available. That does not mean an unadvertised incentive exists or that a particular discount can be secured. Offers and eligibility can change.
What else belongs on your comparison list?
Bring your timeline first. If you are also selling, think through how the expected closing dates would work together and what flexibility you need.
For each home, ask what is included in the price, which choices have already been made, what association responsibilities and fees apply, and what work will still be happening nearby after you move in.
A model visit can help you understand a layout. Make sure you also review the specifications for the actual home so you know which features carry over.
